Prior to construction we develop a series of contract documents which define the relationship between the client and the contractor. We also create a series of bid documents on behalf of the client, and additionally aid the client in the evaluation of the general contractor's bids. During this phase we aid the client in coordination of any addendum to the contract documents.
During construction, whether in the conventional manner or on a fast-track basis, we prepare and issue contract amendments for changes in the work and we supervise and coordinate the checking and approval of shop drawings. We additionally represent the client in the evaluation of pay requests from the general contractor.
Near completion of a project we aid the client determine the work which is incomplete or unsatisfactory and coordinate a schedule for their completion or correction. We also work with the client and contractor in the final checkout of utilities, operating systems and equipment, and we coordinate with the contractor the completion of a final set of as-built drawings.
Finally, we work with the contractor and any sub-contractors to provide the client a complete owner’s manual itemizing all manufacturers of major building systems and equipment, along with recommended maintenance procedures and parts list.
